Did you compare your home to others on the market, the sale price of other homes similar to yours, or what your neighbor told you they sold their home for. The truth is that the asking price of other homes, could be the reason why it sold fast or has sat on the market. The price that a home sold for, may include closing cost paid by the seller, repair credits given to the buyer, or other undisclosed facts that you could not find out. Listening to a neighbor, well lets say this, they never want to admit that they took less that what they were asking.
As a home owner, you do not have access to pertinent information, such as how long the home has been on the market. If there has been a price reduction, or the condition of the home. Do the comparable homes offer a view, are they located in a subdivision, are they new construction, are they in a gated community? All of these factors, affect the price of a home,
